A look into the landscaping at The Domain in Austin, Texas.

If you live in Austin and you need to go shopping for a special gift or even just something nice for yourself, we’ll likely find you browsing the high-end retail venues at The Domain.

Situated in a beautiful park-like setting, The Domain includes 100 upscale retail stores and restaurants—many of which are exclusive to this space in the Austin market. Some of the highest end retailers include Louis Vuitton, Ralph Lauren, Tiffany & Co. and Neiman Marcus. Other popular retailers include Banana Republic, Express and American Eagle Outfitters. When shoppers get hungry, they can stop at favorites like Kona Grill, Maggiano’s Little Italy, McCormick & Schmick’s and North Italia.

In addition to high-end shopping, The Domain development offers more than 800 luxury residential units, Class A office space and four on-site hotels, including Westin Austin at The Domain, Lone Star Court by Valencia Group, The Archer Hotel and Aloft Austin. The apartments offer granite countertops, wood-style flooring and residents can enjoy ongoing events, a poolside kitchen and on-site fitness classes and trainers.

A multi-phased development like this offering so much to so many people means it has to look great at all times. Enter Native Land Design. They’ve been tending the property for eight years and are able to successfully juggle the many needs of its diverse clients.

Smart Scheduling

When you’re a high-end retail center in Austin, you can imagine what kind of traffic you might have around the holiday season. The Domain is no exception to that rule.

This makes maintaining the landscape a necessity because of the increased eyeballs and need to keep the property in tiptop shape, but it also makes this chore quite a challenge.

During the weekdays, Monday through Friday, Domain’s three-man, full-time crew can only get major storefront work done before 10 a.m. each day when stores open and parking lots fill up—even earlier during extended holiday hours.

This gets especially challenging during fall and winter when trees are dropping their leaves. In Austin, leaf drop starts in late November right around Black Friday and then into January. They use that small window of opportunity each morning to clear the leaves for the shoppers, in addition to their other maintenance duties, sometimes even increasing the crew from three to six landscape professionals to ensure the work gets done in time.

It’s All In The Details

In addition to 2 acres of turf to maintain weekly and lots of landscape beds between roadways, bordering parking areas and near storefronts, there are also more than 120 landscape containers Native must tend to.

For this task, they employ an on-site porter to water pots, which can be a constant task in the heat of Texas summers, as well as clean trash out of them and maintain plants. Container flowers are changed four to six times annually to keep them fresh and seasonally colorful and lush.

High Traffic = High Safety

A popular place like The Domain receives tons of vehicular and pedestrian traffic each day. In addition to shopping, there are some areas that are gathering spots. There is a center of The Domain that has a fireplace and a fountain with seating. People meet there and hang out. Native Land Design’s sign is also displayed in this section.

As a result, safety is a top concern, as well as pristine maintenance. Making sure the hardscapes in this area, especially walkways with uneven pavement or cracks, are identified and repaired quickly is a major task. In addition to hardscape maintenance, Native’s crew must ensure trees and shrubs don’t hang over walkways or block pathways becoming a hazard.
